- Are there eaves around all sides of the building?
- Check walls and ceilings for mould and moisture
- Check flooring for damp spots
- Is there a musty smell in all or parts of the interior of the
home? This can indicate dampness / leaks
- Understand which rooms get the sun and at what times of the
day. Bedrooms and living areas that are not on the sunny aspects
can be damp and cold.
- Compare the level of any decks to the level of internal
flooring. Decks that are of the same height as the internal floor
can give rise to leaks if there is insufficient drainage between
the two. heck the levels
- How old is the home? Older homes may need new wiring/plumbing
and/or remedial work carried out
- View the condition of the foundations
- View all (exterior) aspects of the roof to ensure in good
condition
- Is the type of cladding appealing to most buyers? Some buyers
are not willing to purchase homes with certain claddings
- Obain a full Invasive weather tightness report on all homes,
seek advice from a licensed Surveyor.
- Obtain a Land Information Memorandum (LIM) report
- Obtain the property file on the home.
- Have the home professionally inspected for Methamphetamine Meth
Testing as this is very common in our New Zealand homes.
